The more prepared you are, the less overwhelming the home buying process will be.

You have already found one of the best places to start. The internet can be a great research tool, and a wealth of information. However, it can NOT replace the experience and expertise of a licensed REALTOR®. You have found the people to work with at The Real Estate Warehouse, LLC!

  1. We will provide a copy of the Real Estate Agency Disclosure.
  2. We will review with you the Real Estate Agency Disclosure.
  3. We will provide a copy of the Buyer Brokerage Agreement if requested by buyer.
  4. We will review the Buyer Brokerage Agreement if requested by buyer.
  5. We explain the benefits of using a Buyers Broker/Agent.
  6. We will put you in touch with lenders who will determine the approximate price range for which you will qualify. This is called pre-qualifying, and includes an in-depth inventory of your resources, and a discussion about credit. You should put in a loan application and get totally pre approved for your loan.
  7. We explain the use and benefit of a lender pre-qualification letter and a lender pre-approval letter.
  8. We will go over, in general, your financial and personal plans, as they relate to real estate. We will verify that your purchase will be compatible with both your long and short term goals.
  9. We will help you make a final determination that you can afford to buy the kind of property that will meet all, or most of your needs.
  10. We will discuss your motivation for buying, in order to insure that you buy a property that will best meet all of your needs. Buyers have been known to fall in love with a property, only to admit later that it is too expensive to maintain, too long a commute, or in some other way not a good choice.
  11. We will assist you in developing a prioritized list of the criteria you can use to select the best home for you.
  12. We will help you keep on tract with your criteria when analyzing the pros and cons of various properties.
  13. We will provide a copy of the purchase agreement form before the time comes to sign. This gives you time to familiarize yourselves with it.
  14. We will provide a good understanding of potentially appropriate neighborhoods in your price range.

  24. We will contact owners of property or real estate companies and arrange to show homes to you..
  25. We will explain and define real estate terminology as needed throughout the buying process.
  26. We will discuss the benefits and liabilities of various styles of home types of materials and construction.
  27. We will inform you about the values in the neighborhood and inform you of the positives and negatives of the homes that you are interested in.
  28. We will help you find a Diamond in the Rough. That is, show you how to add value to a home that may not be perfect, but has most of the features you require.
  29. We will act as a sounding board, in your decision making process.
  30. We will provide information about the sellers motivation for selling, if known.
  31. We will provide a comparative market analysis to determine an appropriate offering price.
  32. We will write an offer which will best meet your needs and protect your interests.

  58. We will work with the lender to provide information and approvals within the agreed time frames.
  59. We will provide regular weekly updates on progress to buyer and to sellers agent.
  60. We will arrange for you, the buyer, to see property again as needed for measuring, improvement plans, furniture placement, etc.
  61. We will explain the protections provided by a Home Warranty Plan.
  62. We will order a Home Warranty, if requested.
  63. We will explain Home Owners Insurance requirements.
  64. We will assist in arranging for Home Owners Insurance, if requested.
  65. We will provide a list of the telephone numbers of local gas, electric, water and garbage service companies, also the phone company.
  66. We will help you, the buyer, locate temporary housing if needed.
  67. We will arrange the exact times when the seller will leave, and when you, the buyer get possession to move in. As the closing approaches, very often, events beyond the control of either buyer or seller sometimes dictate minor adjustments in the original plans.
  68. We will conduct a final walk through inspection of the property with you to be sure nothing has been changed since the purchase agreement was ratified.
  69. We will make arrangements to rectify any problems discovered during the final viewing.
  70. We will provide the names of at least two attorneys who can explain the ramifications of holding title.
  71. We will explain closing statements
  72. We will check closing statements for accuracy.
  73. We will attend closing with buyers to help explain any questions.
  74. We will at all times protect the buyers interests.
  75. If you wish to buy a new build, we will give you advice about and help you pick the best lot and best options for the homes and areas that you wish to consider. We will assist you however needed.
